What's the easiest way to buy land?

This may be a stupid question, but how would one go about finding about if the pipeline company is paying for their pipeline running across your property. The land belongs to my parents and as far as I know they do not receive any $$ for it. They have owned the land since '78. Would the pipeline company be the place to start?

Jeff..unfortunately the pipeline co. usually pays a one time payment for a lease that will last til the 2nd coming. If any money ever changed hands it was probably long ago. Title company can tell you when the easements for the pipeline were filed for record...you may then be able to look the original easement up.
 
we just through dealing with the pipeline co.an they payed off to our demands.but we will deal with them more after they get done laying the pipeline.because they will owe more damages than what we settled for.

In regards to pipelines. Check your title policy / deed records. If the easement is recorded, the pipeline already paid someone in the line of title for the use of the easement, into pertuity I'm sure. Unless it's an unrecorded easement, you're out of luck as far as getting any additional $$ from them. Unless of course, they want to expand what they already have.

I know most everyone hates Real Estate agents, because we're crooked, only look out for ourselves, are greedy.. blah blah blah, but aside from trying to argue this point, they DO know what they are doing generally speaking. You can't go wrong if you can find a LAND specialist that can help you, and if you've already found the property, you can negotiate a deal with the agent to be a "buyers agent" only, and represent your interests. If you're at a total loss as to the process, you'd better get someone to represent you. Attorneys will charge more than an agent will.

I would only amend that post slightly....Most RE Agents are great...some are pretty good UNTIL you get to closing and then are just in the way. I've had agents almost blow a deal completely out of the water at closing by running their mouth at a time when their work was finished. I use to ask them to go sit somewhere "outside" the closing...I'd have their check ready shortly. ;-)
 
There are good and bad agents just like every thing else. The less you know about contracts and real estate the more you need an agent. For me, if I can negotiate a reasonable price with a local agent it is worth it just to for assurance and to provide another perspective.

I agree with TexasBred though... don't let them run the show... in fact... any time you do that with any one... not just real esate agents you take a big risk of getting screwed.
