stockers/feeders advice

Don't get on here much but do value you all's opinion. I talked with a man today that has a little over 200 acres of good grass pasture fully fenced, with alleys and sorting pens. It has water in all paddocks. He is wanting someone to run stocker/feeders on it and he will look after them but he isn't proposing a specific deal and wanting me to come up with that. I've only ran calves on straight leased land so I'm not sure what to offer or what not to offer. I'm probably leaving something out but I here the kids screaming so someone is probably hurt or a fight or you know how it is with small youngins..
 
The only person that I personally know that made a deal like that did it for 50 cents for every pound they gained. I kinda ran the numbers on it, and it doesn't seem like that great of a deal for either party. The land would be more profitable doing something else.
