Pasture Rent

Hello board,

Looking at renting some pasture for the first time this summer. Previously I've ran my stock on some of my Grandpa's ground near where I live. I've expanded the herd, and am now in the market to rent some pasture. (Looking at about 50-75 acres)

I guess I'm looking for any insight on this subject, as it will be my first go around renting.

1. Is rent typically paid up front? (I.E. $45/acre x 60 acres = $2700.)

2. Who is most often responsible for the upkeep of the pasture (spraying, fertilizer, fences, etc), the landlord, or renter? If the renter is willing to take care of upkeep, does this typically come off of the rent payment?

Anything anybody has to contribute would be helpful. Thanks guys/gals. :cboy:

In my neck of the woods you pay the rent up front and you are responsible for all repair, spraying,and anything that looks like upkeep. ;-)

Pasture leases come in all shapes & sizes. Can vary significantly from area to area. Basically it comes down to what you can negotiate.

"No Risk Ranching" by Greg Judy is all about using leased land & custom grazing. Lots of good tips about leases, improvements, etc.
