What are land prices in your area like?

I have seen it anywhere from $1,500 an acre up to $10,000 depending on the size of the tract and who the buyer is. The $10,000 an acre was 650 acres bought by a very wealthy man that WANTED the land because it was close to his existing property and he wanted to expand his operation. So typical cost is between 2k and 4k depending on highway frontage, cleared/wooded ratio, improvements and such.
 
$5,000 to $8,000 per acre for large tracts, $10,000 to $15,000 for anything less than 50 acres. And that's down 20% from 2 years ago.
 
When we moved to NY in 1993 you could buy good farm land for $700 an acre even less, but after 911 it has gone out sight. Right now farms are selling like they don't make them anymore. A 400 acre dairy farm near by good land, average barn, one double wide house and a single wide 2.5 million.
