Not sure about land prices in your area but if that attached to me I'd have to buy it and start selling some timber to make room for more cows. That place would list for $2,500 - 5,000 an acre around here. We got one area that prices are crazy.
 
thats a good deal.. the land lays well, and the timber looks pretty good.

i think he's too cheap!

Could be someone in Texas has gotten sick of Texas. This place lists properties from all of the northwest, and goes to conventions around the country hawking them. You never know who's going to want to move.

If an hour and a half drive is close then yeah, it's close. Truth be told Benton County isn't terrible desirable, not unlike that sh*thole county you call home.
I'm sure if there's a north east wind you can smell Nashville at a hour and a half.
