Leasing Field????

I have about 5 acres in Penrose, Colorado and have not been able to afford to get the field redone. Right now its sitting there and nothing really happening. I have 4 shares of irrigated water that i have been putting on it that's about it. Now that its winter and its just sitting there with over growth, I was thinking about leasing it out to someone. They would need to fix/add fencing in areas before they could place any livestock, and also provide their own water troff. I have no idea how much to charge someone and if anyone would be willing to lease it. Anyone with ideas or information i would appreciate the help! Thanks!
 
Welcome to the forum. AC has a good point. Since it's only 5 acres, if you want it to generate some income you might think about renting it to someone for horses instead of cattle.
 
Ditto AC & Rafter. Horse people might be interested, but they (ususally) want pretty good improvements, especially for winter
The land isn't going to have much lease value in poor condition in that part of the state.
Your 4 water shares, on the other hand, could be worth far more than the land. Whos water is it, and what was last years dispersion per share. If each share gets close to an acre ft of water, even 1/2 acre ft, it could be worth leasing out your shares and would likely pay for those land improvements you want to make.
 
I have leased out 2 of the shares of water and have gotten some profit from that. I know 5 acres is more for horses then cattle i just wasn't sure if it would be worth it. I'm not going to let someone graze it down for free because that's not really the reason on wanting to rent/lease it. I'm in need of some profit form it and i'm not sure how much to charge. I know i can include the price for fencing in with it. I received a lot more water this year then last just because we were in a drout last year, not so much this year. So there is a good amount of growth on it besides whats starting to die off due to winter. I have no idea how much to charge someone to rent/lease it, that's where i'm not sure more then anything.
 
5ac isn't anything really. Spend more time working, a day or 2 of work would get you more money than leasing 5 ac is ever gonna bring in . Pay someone to bush cut it if need be, or have someone graze a couple horses on it so its atleast being used and you'd be better off.
