    The last rental we bought was $295k. Gross rents $7,350/month. 17 units total, and averaging one vacancy. Not much of an appreciable asset in its location, but pretty steady paycheck.

    I had a beach house and cows when I was 35, and I ain't ever had a million bucks. Of course, the beach was on the Eel river, and the cows were MexicanXLonghorn, but there was a beach and cows.

    Have used steel for 15 years or so, and still use wood. Really not all that much changed except the price point. I do agree that galvanized pipe is the way forward.

    I’ve always treated clearing and fencing as two different jobs. I can take out old fence with a tracked driver, and push light brush out with the front blade. A big clearing job, and I’m taking my skid steer for sure. Good thing is, it fits right on with the driver, so no extra trip involved...
