What is the average price per acre of pastureland or fields in your area? If you do not have your area listed can you provide the area you are located. Where I am its $3000-$3500 pr acre.

12000 acre place in the next county over sold for $1200+ average recently. That's got to be some kind of new record. :shock: :shock: :shock:

Around here it's about 10,000 per acre, if you can find it... that is arable acres, the bush around here is really worthless, not much for valuable wood, and no grass grows under the pine trees other than a little bunchgrass... For BC wide listings, you can try www.landquest.com.. you'll find a lot of land far higher than that too... We have about 60 arable acres, Good shop, old house, big hay shed.. would take more than 600K to get us out... We bought at 200,000 24 years ago, and the place was a wreck, no shop, no hayshed, hardly any fences, poor productivity on the land... we also put 10 more acres into production.

Haven't bought or sold in a few years but see it listed all the time from $4000 UP. Sold a prime piece of property in '09 for $7500 an acre, financed it and reserved all the minerals. No idea what row crop land is selling for.

Pasture will run 200-300 an acre. Good hay land may go as high as 500. Tiled drained, stone-free crop land will be 800-1000.

Around here, its running about 1500-5000 per acre, just kinda depends on the location .

Here it depends on who wants it bad enough and how much sentimental attachment pricing is put on the land. I wanted my house not far from the highway and not far back into the woods so instead of building on the main farm down long dirt road we bought a piece 1/2 mile from a large highway here and paid 7000 per acre it was flat cleared had pipe installed new survey she liked it I liked it was close to our other land

Good farm ground is $4,000-5,000 an acre. If it is not in an area that has the potential to flood in the winter or zoned for long term ag it sells to the developers for $10,000 to $20,000 an acre. Lots of good farm ground growing houses now.

Rural raw land that is dry is 18-20k and acre here. Cleared or improved higher than that

If it has access to water you start about 10k here and go up from there, and it's hard to find. Most is being bought up by developers if it comes on the market.
Moderately attractive dryland you can find for 3-5k
Ugly dry that's completely off grid and infested with snakes you can get for about 1k

Real cattle country here is worth $500 per acre. A nice easy piece under 1,000 acres with road access will sell for up to $1,500. Home-sight type deals will go higher.
Anything flat enough to farm with any kind of water will go for at least $20,000 per acre.

Clear cut you can get for 2500 acre improved pasture 3500 and up.
Virgin timber 5000 and up.
I bought mine from 300 to 750 an acre with virgin timber.
Could have bought the 200 acres across the road for 400 an acre with good timber.
Still regretting that decision.

We are on good tillable river bottom land. The last sale I heard of was 1 1/2 years ago and it was $5000 an acre, don't know how many acres.

Nearest to me--about 25 miles south.
481 ac asking price $1.5 million. No house or other buildings.
