I have a chance to lease a 54ac place which is in kind of bad shape, but with alot of potential. When I say bad shape I mean mesquite, cactus, maybe over grazed. About 10ac used to be a good coastal hay patch that has had no upkeep for a few years, i'm not real sure if their is any hope for it. Which brings me to my question of , is there any thing I should be aware of as far as a contract? Any ideas on what I should make sure of in the contract to cover my a$$?
 
Most contracts cover the owner's interest more so than your own. You can grub the mesquites. Then grub the cactus and put it on top of the mesquite pile.

What coastal is there is going to need fertilizer to get it back into shape, from the sounds of things. Fertilizer is expensive. That could be a long and drawn out process. Hence, I believe I would want long term options on a lease like that.

Check the fences. If the owner agrees to pay for fencing materials, you are in good shape.

I'd hate to take a place and get it in tip top shape, and then lose it.
