i hate leasing land......

We haven't had enough rain to make hay this year . I leased a 70 acre place that was supposed to be a coastal hay field . I looked at it during the winter last year. Saw some Bermuda but it had been cut the year before .I ask why they didn't want to lease to the previous guy and they told me he was old and couldn't cut it any more. Well I got a call about 5 weeks ago the guy said the pasture was ready to cut . So I go look at it .no grass mostly weeds but I cut it anyway and told him I couldn't just cut it for the weeds . Well I went by last Friday and talked to him and he's wife comes out ranting and raving about cutting it . So I told him I would cut it this week . Well the woman just called me and chewed me out for not cutting the pasture. We have had 50% chance of rain for a week . I tried to explain it to he and how I couldn't pay that kind of money to lease a place and cut it just because the weeds were up. Mind you I tried to spray it but he didn't want any chemicals on his place . So I tried to explain to her ill tear up the lease and she could con someone else into thinking it was a hay field and I bet the next person tells her the same thing . I'm sitting here waiting on her husband to show up at the house . I hate to have to whip him but his wife should of let it go after I said im not interested in cutting it again . Anyway I hate having to lease land .
 
When they told you the previous guy was too old to cut it anymore, should have been a clue that something was up? What are you doing with the land? Is it just sitting there? Sounds like the people think their land is better than it is, was cutting the land part of the arr ngement when you leased it? If they got their money for the lease, why would they have any say in what you did with the land anyways?

Yes it should have been a clue. I leased it to cut for hay not to bush hog for them . I should have waited until I could drive all over it to lease it .that was my fault . I was told it was hay field . Come to find out about half of it used to be planted in watermelon .they also dozed some of the cross fence. I did about 400 dollars worth of damage to my cutter on a t post that wasn't supposed to be where it was. These are people that inherited this place so they really don't know anything about leasing land or cutting hay . I'm glad to be out of the deal .
 
Yeah, I've leased the current place I use for the last two summers and each Sept. now the new people have each left that live there so again Sept. 1 I have to get all my stuff off the land. I'm done with it this time and will try to find something more long term. Will be glad when we own our own place. But don't want to get into a big debt crisis, my reason for leasing right now.
 
always good to keep your debt low, but interest rates are low right now for 30 year morgtages, if you find a place you like you might try to get it now
 
I bought land about 6 years ago . I also lease about 600 acres .. with someone that has worked the land and for what ever reason desides not to use the land leases it to you usually there isn't any problems . It's the city folks buying land and wanting someone to pay them to be there landscapers is what you have to look out for.

You are so right, I'm always actively looking and with these rates if I find the right piece of land I will definitely pull the trigger.

yes this is true-
They don't understand what farming is, or the high costs of doing anything with tractors,and usually want this lil patch cut or that lil patch which isn't the way it works to make money
 
I leased a place across the road from mine last sept.Spent a week clearing the fence line with my dozer.Spent a month rebuilding fence between it and a housing subdivision. lots of big dead trees on subdivision side. wind blows they fall on the fence.my cows visit subdivision all heck breaks out. folks over there have me on speed dial.it is their tree on our fence but its my problem. come sept it will be some one elses problem.
I have leased land for cash and I will clear brush on a better place for a longer lease. Some of the land I am leasing I have leased for over 20 yrs.
 
I have 1 place I've had for 10 years .not counting family land its my longest lease . Never had a problem . The only lease I've ever lost was due to a death and the place was sold .
