Going Rate for Lease Land in North Texas

Apologies if this has been answered before but I have searched the forum and cannot find the information I need.
I am trying to get a general idea of the going lease rate for cattle and hay land in the North Texas area. The information I get locally seems to be very inconsistent.

The Particulars: Approximately 190 acres, ponds, paved access, and fenced. There is also a new 60'x70' barn with electric.

Any insight will be appreciated.

for that place id say $15 an ac to $25 an ac pre year.lease land is hard to find.

That can range from $15 - $30 per acre depending on how much of it in pasture, and the quality of forage.

ISO around here brush pastures will bring that $25 an ac no sweat.because theres no land around here for lease at all.

Don't know about Texas but the Dept of Ag here in Ok. sends out a county by county lease rates for crop or pasture leasing.
