Grassland around here is going from $675.00 to $1000.00 an acre. People are buying it up for private hunting. What is the price in your area?
 
3k - 4k if you can find it. It more if you are closer to town. I wish I could find some good grassland around here for $675 - 1k an acre. I'd buy all I could afford and them some.
 
Good grass goes for $200 or so, and good crop land for $400 to $500. I have heard of highly productive cropland going for as much as $600, though it is very rare here. Joel
 
Thats it... im moving to Kansas! $650/acre...buy all you can my friend! My grandparents 2000 acre farm was just appraised for $10,000/acre, its not for sale though.
 
i don't know where your at in kansas but in eastern kansas there is no such thing as cheap land 2500 up to 6000 an acre.
 
I just can't see how many of you can spend those prices on land and make a profit from it??? It is har enough with our bargain land to make it all profit well, but you guys are paying over a grand for straight grass? How can one evr get ahead in the agriculture game with such inflation?

In our area $5 - $6 k for farm land. :shock: I got lucky and stole a bunch for $3500 an acre and this was truly a steal. :lol:
 
$8,000 to $10,000 per acre for virtually un improved land (brush, etc.). Unless you want to buy a smaller place, say 20 or 30 acres. Then you're talking $20,000 -$30,000 per acre and up.
 
$2000 ++ an acre in the boonies for decent grazing land. The price zooms upwards as you approach a large town (40,000++ population). Very little decent crop land in our corner of the state.

I would be amazed if the price of land ever drops. The value of the U.S. Dollar is falling and we have overseas investors moving in. For some reason they think land is worth it.
So do I.

I second that. Maybe out west where there be nothin else but open range, no towns, stores nor anythin else near at'all.

We bought our place in Feb. this year. I just looked at the appraisal report. Your not going to believe the price diff.

Just under 2 acres....................... 50,000.00 :shock:

and no, the dirt is not gold. :x

Does the oil well pumping bother you much? If that dirt ain;t gold you have to have an oil well at that price.

Does the oil well pumping bother you much? If that dirt ain;t gold you have to have an oil well at that price.

My town in Alabama paid $100,000 an acre for a Mexican trailer park 18 months ago (I talked the Mayor into buying it, I just didn't have any idea he would bid THAT aggressively) and we already have a contract on it to a commercial developer for $150,000 an acre. The cost of the ground is virtually irrelevant when compared to construction costs. On the high end, 30 acres at $300,000 an acre looks like real money ($9 million), but if you are going to put $26 million worth of construction on top of it, it is actually a small part of the total amount financed. It is hard for me to believe; but $45,000 for a two acre home lot is pretty common around here now (a lot of that ground could be had for $900 an acre 20 years ago). A builder will throw up $160,000 worth of construction...then walla you have a $289,900 house (plus half the closing costs).

Know of any for sale? I'll make that drive for that kind of price.
 
There are reasons the land is so cheap.

1). It is unproductive for agriculture.

2). It is undesirable for development purposes.
