Yes sir , send him around , the one where I live would go right away but the one where my cattle are , which has been in the family for almost 100 years I would have to really think about first.

For every action there is a reaction.
Real estate is a funny item when it sells as to the effect of price on surrounding property. Even if one piece sells to high it raises the value of the adjoining property to the same price.
A man came to our area several years ago and bought a place for an outrageous amount. Since that time all the property in the area has gone up in price to match. This is all well and good for the sellers. For the rest of us we just have to pay much, much higher property taxes.
By the way this fine fellow took good pasture and now raises his tax exempt polo ponies on it.
And yes I would sell mine too if someone wanted to pay to much.

If someone offered me a high price for my place, I would sell. And when vacating I would stop and MOON the nasty neighbor next door. Tom

No nothing like that, just me being curious as always!

What if it was a developer that offered to buy the farm, would you sell it to a developer vs. a private person?

If I had a say I wouldn't. My parents own the land. We live in one house. They and my sister and bro in law live in the other house. I think my dad would. 1 Because the three farms around us are rented to bigger crop farmers. my husband and I tlked him out of renting ours last fall. We have the cattle, do the work, and own the equipment. 2 He likes money and likes doing less and less. If he did we would move to another farm far away from where we are now.

Are you in the process of buying some of the land from him? Sounds like you should be, if you are doing all the work, etc.. Maybe getting your own place isn't such a bad idea, even if he doesn't someday sell. How does that work living so close to your family?

Nova...unfortunately that's just the way the market works. Even tho it's somewhat of a false market created by an uninformed idiot buyer, it sets a precedent and others automatically raise their asking prices as well....a few years of "no sales" would bring it back down to earth but who's gonna let that happen???

About 5 years ago there was a family near Orlando, FL who were dead broke but land rich. They sold 5 acres to Elton John for an amount which I use to know but can’t remember at this point, they interned moved to South Alabama near Andalusia and the Florida line. They purchased over 300 acres that was fenced and had 6 year old planted pines on it. After the purchase they bulldozed the pines and reseeded grass for cattle. I guess some people just have a little luck.

I think it would have to be an absurd amount of money. I live on part of what my Grandma and Grandpa bought in 1901. Dad was born in a house that used to sit in the backyard. I never moved far from home and moved back when he was no longer able to take care of the place. My sister, an uncle and his son own what I do not. I suppose at some point it will be sold as I am the the last that shows and interest in working the land but that will be up to someone else. For now I am comfortable where I am at and have no inclination to go somewhere else.

I think it's up to what you want. It would be hard to sell the whole thing that someone had worked all his life to leave to someone that he hoped might carry on in his footsteps. That having been said, I saw him sell some and buy others. Either way there is positives and negatives.

You would probably think more about the negatives as we seem to do at times. I'd error to the method I was taught.

If you do. Create a ladder CD structure and establish cash flow with a portion and invest a smaller portion in a 80/20 or 60/40 stock/bond portfolio. Purchase what you want or need through loans paid by the interest earned. Try not to touch the principle. Interview about five or six finical planners. Choose two.

I always figured everything was for sale. Always figured I actually believed that until someone offered me an outrageous price for some property I had bought. I just couldn't do it. I don't really know why I couldn't. Guess I'm not meant to be rich.

Joggephus, I kind of figure we are all rich, we just don't have any money. ;-)

Two good posts.

GMN you asked if a person would be willing to sell to a developer vs. a private person. Well you forgot an extreme enviormental group. Got one east of us buying up ranches. They claim that they bought them because nobody else would. The land was way over priced and nobody around there could afford them.

Would we sell? I would say no. We are just under 20 years away from having the farm/ranch in our family for 100 years. Hubby and I already have our burial spot picked out. Too much blood, sweat and tears are invested into this place.
