Here is their annual report. Find out their motive (oil gas) before you can evaluate the potential of what you have that they want.

oil i assume since there has been three wells drilled on my neighbors place

Some people refuse to let them survey until they have singed a lease agreement. The reasoning is if the survey reveals nothing substantial, you may not get a lease agreement and accompanying chum money (They call it bonus money).

Some people want it done because they receive substantially more chum money when they enter the lease agreement.

Hence, it is argued both ways.

You can go to http://gis2.rrc.state.tx.us/public/ and navigate to information on those wells near by. You can also find production rates if they have been going long enough.

Use extreme caution. Some of the land men are con artists who will flip your lease to a petro company, take huge sums of chum money and hold out a percentage of your royalty. It is legal stealing in my opinion. Get an attorney who knows what the heck he is doing (or use someone else in the know) before you sign anything. These land men are well polished. They'll wine you and dine you and stroke your ego - then they'll take you to the cleaners. It is not about your money. It is more about the royalties for your granchildren.

Lock the gate and refer anyone who wants you to sign anything to your soon to be retained Oil and Gas Attorney.
