pasture rent

:welcome: In order for someone to answer your question a location will probably be needed as in different areas have different prices. It also depends on alot of other factors as well example is it fenced water available etc ?
 
Used to be about 30 to 50 dollars an acre around here, but all the corn growers are renting everything they can put a combine on without turning it over for 100 to 200 hundred an acre.

Crazy ...ain't it. That is paying up front too Jan.1. You would think this area was the midwest cornbelt.This is rolling hills cattle country. Probably not 5 acres in the whole county that don't have some slope to it. Now the western part of the state has some good flat grain land.

"Here" I have never heard of any pasture being rented on a per acre basis. Varies with location, water, etc but pasture around here usually goes for around $30-$35 AUM. Takes about 15 acres per pair per 150 day grazing season.

They are renting everything they can for crops here too, some has not been cropped for years but is now. Lots of cattle been sold because of crops, I could proabably make more renting for crops than I do with cattle.

Yea not alot of cattle farmers here. I row crop farm almost 4500 acres here. and im a small row crop farmer compared to alot of others that have 15000 + acres to row crop farm
 
Most of the grain guys here grow maybe 500ac. to 1000 ac. 20 or 30 or 50 ac. here and there from one end of the county to the other or maybe in 2 or 3 counties. I could understand if it were all in 2 or 3 big tracts..
I used to grow 200 ac. or so of corn and beans 30 years ago when I was in my 20's. Very stressful time for me draggin equipment all over creation...that was back in the day when you plowed, disked and sprayed everything.
Of course now they all have the big hi boy spray rigs....just spray it, plant it and forget it till harvest.
My neighbor told me it took about $600 to $700./ac for an acre of corn counting lease prices and everything by the time you sell it. Unreal. One of the things he gets and I'm sure everyone else too, is all of the DCP payments every year that can add up to quite a lot, but I look for that to end this year with the new farm bill, but then maybe not.
 
yea its crazy out there when it comes to leasing land. I am still new to running the row crop operation but been around it my whole life. Here if you dont pay big $$ to rent land you will not last long.
