maybe the wrong forum so...

oppurtunity to buy 6 bred black angus cows and a angus bull. 4500 for all of em and the lease on the 13 acres theyre on. havent seen it yet but thinkin im gonna check it out. supposedly got pens and a headcatch included. water on property. sounds turn key for 4500 bucks. sellor is lookin for some cash since construction is waaaaaaay down here in this area

btw its only about a mile from the house which sweetens the deal up as well.

that 'd give me bout 35 acres and 18 head....that'd be big time fer me.

ill be sellin my current bull and using this one if he checks out good.


things to look for...on the animals or the acreage. in case i fergot something

sounds like a deal if the cows are decent at all
 
Quality of fencing and forage, BSE on bull, calving date and interval on cows, BCS of cows and bull, vaccination history, general convenience of how the place is layed out and information on the lease. Other then that nothing in particular I can think of
 
the only thing that id ask the seller to pay for is a BSE on the bull.an id preg check the cows.an also findout the cows ages.an yes id jump on the deal.with this calf crop you can pay for the cows.an just owe $900 on them.
 
use your head.. he already said he needed the extra cash, you go to askin' too much of him he might let somebody else have the package. if it >>IS<< a gift horse don't go checking teeth
 
Walk the fencelines...check the water levels, write him a check. You'll break even even if you have to sell the whole group at packer prices.

100% with you on this, your average purchase is $642 ea. Throw in 6 BA calves in the deal ( after the cow calve) you're down to $346 ea. If you ask for anything more it may get offered somewhere else. My only concern would be the length of the lease, what happens if you build your herd to 25 or so head and the lease is gone? For me it means selling cattle and putting some cash in the bank.

im gonna be lookin at it tonight. understandin hes a little hard up im with ya in the diggin part. just thinkin id ask for some stuff i hadnt thought of. all the tests and things dun talked about arent readily avail here and are probly not cost effective for this small scale op. the referral came from a common friend. i dont know the owner ..yet. ill be walking the property today and judgin from what i can see ill be makin an offer by the weekend hopefully...and it rained good last nite so ill see how the water lays as well.

not sure what i was looking for for advice i guess just some things i might not have thought of.

thanks for the advice dun but id be better off tryin to get them cows to dance than get em vet tested for anything. the one vet we have caters to the big ranches and doesnt hvae much time for guys like me. although he is good for free advice on the phone.

btw..at weaning around here a decent calf might bring ya 450 bucks. so i figured at least 2 crops to payback plus sale of my current bull at around 1000 bucks. including minor expenses of course in the meantime


do i got my head on right??

no are would'nt be foolin' with cattle :P but thats beside the point.. good luck
 
what happens after the lease is over? is he going to want another $4500?
 
yet to be determined...i willown the cattle and the lease from my understanding. i believe the guy selling the cattle is not the owner of the land but is seliing his own cattle ot me and then giving me the lease option w/the deal. i do not know yet what the cost of the lease is...on 13 acres it better not be much....taxes if ex'pted cant be 100$

If the bull ends up a dud this year the cost of a BSE will seem like small potatoes.
