Avoid taxes and save farmland

I noticed cattle today has an interesting article on a conseration tax provision which would enable farm owners to get some big tax savings by donating the development rights to there property.
You can still do farming activity after donating your lands development rights , the property just can never be devoleped into housing , wal marts or malls etc.
Its one way to insure the land will always be farmland but it does devalue the property , at least until we use up all the farm land for housing and shopping centers.
 
You might want to ask some native americans about signing away use rights.
 
It's one tool, not for everybody. Know a family that did a partial on some riparian land that allowed them to finally buy a place of their own. Pretty hard to start a ranch from scratch anymore, unless you are already wealthy.
