Anything in between these areas will be a good investment, and there will be some good land deals in 2010. 100 acres of decent pasture is going to run you $1400 to $2500+, but generally you can get within 30 minutes of a large town for employment. Keep in mind school districts.. that will also impact the prices. </p><p></p><p>USDA would be a good place to start in Texas, they have a good program for first time ranchers, and a great interest rate. If you like MT, I don't know that being this far south will appeal to you.
