can you imagine the day when your pasture land will be so envied by the general public and developers that the majority could vote to tax it so high that you couldn't afford to keep it ? i know it is probably happening now..i'd be interested to hear aboutit if it happened to you, and where. how can it be stopped?

There has been many acres of land sold/auctioned on the courthouse steps for the taxes owed.

Back in 1934 my grandmother sold 800 acres in Choctaw County, Alabama for .35 (YES CENTS) per acre because my grandfather had died, left her with 6 kids and she couldn't pay the taxes.

Most times around here the Probate Judge wound up with all the land that the taxes couldn't be paid on. :mad:
 
Taxes here went up about 60% this year. The county claims it is based on local land sales recently and they say the tax evaluation has been undervalued for many years. :shock:
 
It's strange to me that you can purchase a house or land out right. Then basically end up leasing it from the government in the form of taxes. In a way no one owns any land in this country except the government. They lease it to all of us.

You got a good point there. Don't pay them taxes and the Government WILL own your land.

I think the farmers in WI have a problem like this already. They have been paying high taxes on their land for years, but when they want to sell to developers, the state steps in and zones it differently so they can't be millionares, doesn't seem right to me. They tax them high as farmers, for their farm land, and in return zone it differently so they can't benefit from it, in the long run.

You got a good point there. Don't pay them taxes and the Government WILL own your land.

They already own your land (and mine too). It's called eminent domain (sp).
 
What is sad is the people with money who come in and drive the price of land up so high no farm or ranch kid just starting out can get a foot hold. Happened near us. Some guy came in and paid $1000.00 an acre just to have a place for his own hunting preserve. Before he came in land was $250 an acre.

It has happened all in the western part of Montana. It is rare to find a family ranch there anymore. Now they are moving east. :mad:

A family we know south of us tried to buy some land that came up for sale next to them, a guy from California came in and paid $10,000.00 an acre :shock: . Then he had the nerve to tell them that they could not run their cows next to his property since he was going to develop a blue ribbon trout stream, in the irragation ditch that ran through their joint property. Their response is not fit to print.

Thank God that there is no inheriatance tax for the time being, we would have lost our place. We figured with the accountant the tax would been about $450,000.00
 
The tax on our land tripled this year thanks to a reevaluation and a mileage rate increase. To do both in one year, the county was mandated by law to hold public hearings but it fell on deaf ears.(and yeah, I gave em an ear full) Thankfully, you can put some land in conservation use program but that is limited only to 2000 acres after this you taxed as if it were a subdivision.

I don't know where all this will stop. I wish our tax system was based on current use rather than best use. After all, "best use" is rather subjective.
 
Seems like if all everybody is complaining about is true then you guys live in some pretty crappy states.
I would invite you all to move to Oklahoma, but then we dont want your problems. After all, you guys are the ones that voted your politicians into office. Maybe not you individually, but the citizens of your state.

Oklahoma property taxes assesed by the county, but they are based upon current or intended use. Its not taxed as a subdivision unless there is a subdivision on it.

I feel your you guys in Montana and other places with all the Californians driving the prices up, but at the same time I think their are some folks on here from back east that would consider those prices cheap. I really feel for you all back East in the tax me till I die states. Seems like the farther West you go the closer you get to what America was supposed to be all about. Course somewhere in the middle of fly over country it starts back in the other direction.
 
3MR, you got a good point. Things didn't used to be like this here. People used to have strong ties to agriculture in this state and that makes a difference. Now, the majority of our vote is in the Atlanta area and a lot of those people have no idea what agriculture is all about or how important it is. This makes a big difference in how the tax structure is made.

If you think about it, a good majority of these people don't own a house or land and they could care less what land taxes are. A growing number, don't even pay income taxes yet they demand more and more services while bringing nothing to the table but their whine of unfairness.
 
3MR the fruit, nuts and flakes that moved here are the majority voters that live in the cities. :roll:
They helped vote in the lastest govenor.
I saw him at the state fair last year coming out of the 4-H
livestock barn as we were walking in, heard nothing nice coming out of ANYBODY :shock: . He was suppose to be for the people of agriculture. I'll stop here, but nothing nice has ever come out of politics.
 
Currently the guys that run our municipal district are older farmers and ranchers. They tax the acreage people high and keep our taxes fairly low. For approx. 800 acres ranch land the taxes are the same as a 15 acre acreage. We did however have a tax increase last year that was substantial. When I see my city neighbours wrecking the road countless times because they want to get their lawns done I can see why. I'm watching these guys get older though and knowing that soon our counsel will be run by acreage people. At that point it really may be time to bail out of this area. The only problem is we don't know where to go. :(
 
My taxes went up this year, but its still chump change. The Oil and natural gas companies tax bill pay most of the county bills around here.

My land is East Texas has chump change taxes as well.

Around here, taxes are terrible and getting worse all the time. They had the appraised value of one piece 500% higher than what I paid for it in three years time. I sold it for half that and some fool from the city bought it. Wtihout ag exemptions, I'd have to sell.
 
Our taxes here in southwest MO are very reasonable, considering what they tax in other states for farms.

In our state, ag exemptions are basically a promise you make to them that you will not develop the property. For this, they will reduce your taxable rate by a certain percentage. I can't remember it exactly but I think it will cut your taxes in half. But if you break the promise, you must pay them back taxes plus penalties and interest. But they will only allow you to put 2000 acres in this covenant.

We also have homestead exemptions on homes that you personally live in. Same principal with this.
 
i may butcher some of the details, and don't know some of the details but the story is true and you all will probably agree with my sentiment...

recently in cherry county nebraska the cross ranch - in the same family over 100 years - was recently sold at a COURT ORDERED auction to ted turner. apparently the heirs were having some trouble dividing it and paying TAXES etc etc. so our wonderful legal system stepped in - always with the citizens best interests at heart :roll: - and a judge ordered the family to sell. so mr. socialist ted himself can come in and take over the blood sweat and tears of 6 generations.

this is so aggrivating and wrong on so many levels i can't even get started - cause i'll never get stopped. i just have to say, i do not hate rich people, i wouldn't mind being one myself! however, i hate the attitude that someone like turner and today's politicians have. do as i say not as i do, i want a socialist society, yet i have the exclusive right to throw my weight around and own everything my little heart desires. i'll be the first to say that ted made his money, he can spend it anyway he wants, and he'll pay more in taxes this year than i will in my entire life - but he can afford it, i CAN'T, so don't tell me that i should pay more in taxes and preach your social agenda to those of us who actually live in the real world. and the politicians have the same attitude, they don't have to obey the laws they pass (they DON'T, look up how many times they skirt laws), they suck off the t*t of the rest of america and place themselves above us while we pay the piper.

sorry if this rambles, i could go on for days and things would be in more bullet point fashion :) but i'll spare you.
