Sounds like a train wreck looking for a spot to happen.

Three things make a man break seven of the Ten Commandments.
A land deed
A dollar bill
And a Whitetail Deer.

I've done it. Just be careful about not putting yourself in a position where it looks like you are getting a sweetheart deal at the expense of other members of your family. If you can show that everything is above board it shouldn't matter who the tenant is. That being said, there always seems to be a horses patoot in every bunch who will stir the pot if they can. If the family relations thing has come up already, maybe you have one of those in your family? If you can work out a deal where you both make some money on it,and you don't mind a little flak,go ahead. Just put the terms in writing up front to CYA. Good Luck.

Just my opinon...I did that once... and I would never advise anyone to do that...need more land rent it off someone else other than a relative.Relations can complicate an otherwise good rental agreement.

Sounds like they know it might cause problems ,If they are all ready concerned.

Trust me you don,t need to sit down at Sunday dinner with these same relatives if they got a mad on.

good luck

well i have been doing it for a while now and i have found two thing thats makes the whole thing work

when talkin about buisness act as though talking to the owner of the property rather than to family

I'd consult with some other locals there, and find some land to rent, keep family out of the picture. I've considered renting a farm from a family member, and did'nt---best choice I ever made. A friend rented it and they call him if a twig falls out of a tree or if a sappling comes up in a fence row, a pond dried up, and it was all his fault...and a bunch of other stuff. They would have done the same to me. Plus if I had run cattle on it they'd think I was making too much money because it was their land.

Depends on the family. If they have an ag backgreound it is usually pretty easy.

Brother and I have swapped out equipment and used each others land quite often - never been a probalem. He treats my stuff like it is his and I treat his stuff like it is mine.

I break it I fix it and vice versa.

But we know how tough this life can be. We also know how we depend on each other to get the job done - as well as cover each others butt in event of disaster.

Money rarely changes hands - last time was about 5 years ago. He ran short and so rather than use the barter system, I paid him up front. I figure this year he's gonna' have to put some coin in my pocket and he already knows it. We discussed it openly and honestly at Christmas time. Even settled on the amount.

Family can be a true pain if they have unrealistic expectations or ideas - if they are in the business this seldom happens. If they are not in the business, then I think I would probably run for the hills rather than try to work out a deal.

Small case in point. Had a cheque for about 30 thousand sitting on the table when a sister who lives in a city dropped in. It was for the sale of some cattle. She saw the cheque and went ga-ga over it. "Holy cow, I guess you'll be taking a major holiday with that kind of money coming in?"

When I explained that with the sale we were still in thje hole by more money than she made in three years she was flabbergasted. She figured we were rolling in the money.

Not all teachers are very bright. She is in that category.

If you are only 15, as stated in another post, how could you have had much experience n renting from family or anyone else.

Like Bez it would depend on which family member I was dealing with. With a few of them a handshake / verbal commitment would be all it would take. With a lot of them I'd have to hire 27 lawyers  to write a contract agreement and would still have second thoughts about doing it.

Things as simple as agreeing to maintain fences / barns turns into replacing fences or building new barns if you're not careful.

If it was me, I'd for sure get something in writing about what each side expects from the other, length of time, amount paid, etc. to CYB. As another poster said, "Keep it strictly busness". Nothing is worth adding to any stress within a family, life is too short to be avoiding people at family functions if not having down right hard feelings towards someone.

;-)

I would tread lightly if you sense family trouble. Family relations are more important than getting more grass. Like Bez said, it can work fine in some families, especially ag families. But even there it doesn't always work. Sounds like somebody has already shot a round over your bow, why push it. Caustic's words are very true.

after you get things working good & the place looks better & it looks like your on the good side of who your renting from someone will get jealous & try to turn others against you b/c they think you are getting more than them. actually costs you more b/c you will do more things for free. been there ,done that
