Pasture rent

I'm about lease 25 acres for 10.00per acre to someone. The pasture has not been used in about 4 yrs, so its a little overgrown and the fences need to be repaired.. Going to sign a mulit-year lease with part of the 1st yr being free... This is in Central Texas...

pasture around here is about 25 to 75 per acre per year. but none available so it wouldnt matter if it was free. no one does the per head thing. would u have cattle with their cattle also.
