Leasing cows

Looking to lease some cows.
I'm going to lease about 70 acres, but really don't want to go into debt buying cows to put on this place.
I was thinking of leasing some cows on shares.
Are these kind of deals hard to come by?
Any of you done a deal like this before?
This place is about 1/2 hour from home, but I'm in the area a lot anyway.

First year fix all fence, corrals, etc. $20/acre/year.
Next year and there after $40/acre/year.
Should carry 20-25 cows easily.
Good well water and big creek that has not known to go dry.
Widely dispersed trees for shade.
Been a long time since cows where on the place, because of fence repairs needed.
 
We did something similar back in the early 2000"s we contracted 50 cows. We split the calves at weaning. If a calf died it was on us. Cow died it was on them. We lost One cow in the 2 years we did it and she was laying under some trees and a big oak limb fell and broke her back. we made a little money
