With an average annual rainfall of 3 inches for Esmeralda county, why would this land be worth anywhere near 100K?

This particular peice of land in Esmeralda County is estimated to be worth 13.5 million, but like I said it is an auction. There are many parcels that will be auctioned off. I just want people to be aware of that. Many ranchers, farmers, etc may be interested in the opportunity to purchase land in Nevada below costs.

Most Nevada land is pretty worthless to cattle ranchers as you can only run about 1 head per every 100-200 acres. There are some big Nevada based operations like Triple Lazy S and some others, but they have several hundred thousand acres to do what most guys can do with a couple hundred acres.

darn i didn't know you couldn't advertize things for sale in this forum!! does that mean i can't offer to trade my ocean front property here in az for that land in nevada??? mine might be worth a little more than that parcel but you have to consider the fact that az has a dry heat, nevada land is just plain worthless unless you want to run lizards and rattle snakes on it or building a casino might be better off buying MY OCEAN front property!!!!

Yeah, the poor cow will get run down running all over that 100-200 acres trying to find enough food to eat that it would never produce. :lol:

finally looked at the website, and man is NV way overpriced!

By the way, did anyone else see her screenname and think it was
sand ram, especially since she was selling desert property? Didnt realize the mistaken identity until I look at web site. Man, 4000 sq ft homes, on 1/4 acre lots, going for 5-10 mill each, and 20 yr old houses to boot!
