I would inquire with the local Ag Office in your community, My small town has an extension from the State University and a USDA office, and a State Conservation Office. You will also need to know from a reputable realtor in your area what the current land prices are. I would only give the positive creedence that the USDA/Ag person says about 60% or less creedence, as they are not spending THEIR money. If they say some words of caution, give those words double weight, as again you need to be MORE cautious.
