Obviously this ain't got nothing to do with cattle, but any of you ever heard of this. I hope to start building my home on my place this year. I had planned on installing my on septic system. Had a conversation with a fella yesterday who told me that it was illegal for me to do that. It had to be installed by a licensed contractor. Anyone up on this stuff?
Thanx.

Sorry to say but it is true. Some places they let you do it yourself but you have to do a perculation test that the inspector reads and then they tell you how much drainfield you need and how to install it. Then the inspector comes back out before you bury it and makes sure it is up to code. If you are paying cash for your house then you can do whatever you want but if you need financing then they want it installed right.

Well thanks. What the guy told me was if I did it and the place ever went up for sale, the new lender wouldn't lend on it without some state paper. I never plan on selling out but I guess you never know. Oh well, it's only money, right?

Never understood the logic behind that. If everything has to pass a rigorous inspection, who cares who or how it got done? That law varies from county to county in my state. I've done some electrical work in my county with an owner/builder permit, but the next county over wouldn't allow it. If the inspector knows what he's looking at, and signs off that it has been done correctly, shouldn't you be able to do it yourself? Seems like government "over-regulation".

Check with your county office... the regulations vary from county to county. Some counties will require a licensed installed put the whole system in.. some counties will only require it be inspected by the county before you cover the lines.

Also be aware that some counties will require a certain system be installed.. ie: an aerobic system instead of lateral lines. So make sure you check!

Ok, thanks for the tip BullLady, I'm gonna do some more checking. May just put me something in small, temporary. It's just one person so there's not much demand on it.

Yep around here everyone had to go with the aerobic system. I really like that system since it pumps the water a couple hundred ft away from the house. Not sure where paying cash for the house would make any difference, as I paid cash for my place as we built it, but I still had to pull a building permit and every sub had to be registered with the city before they could do any work on it. And the septic had to be designed by a registered, liscensed "professional sanitarian." They actually call this an "onsite wastewater facility." But it was only a couple hundred bucks to have it perk tested and engineered, so its probably well worth it to you to have it checked out.

If you live in the city then yes you fall under a whole buch of codes but out in the "country" there are not as many codes, very few where we live.

As far as paying cash goes when you finance something the bank tell you what they want and they want it inspected or they won't give your the money.[/b]
