Do you have to have only a majority of property owners in the certain tract to agree or does it have to be unanimous? It would be great if someone has first hand knowledge on this. This is in Texas.

My dad's lawyer told him majority but someone else is telling us unanimous. I would think majority since there is almost always a horses patootie in the bunch.
 
Depends on the area. Some places it's one some places it's the other. I would imagine it would be that way even in texas

Look up the Texas A&M Real Estate Center. They should be able to answer your questions. I think it depends on what the changes are. ie - Oil and Gas versus zoning.

You can also ask one of their lecturers or attorneys.
