Best way to rent pasture

What I mean is, of course, what is best for the guy wanting to rent? Which method? Per animal unit, per acre? What do you do? If you rent your acreage, how do you do it?
 
We have always rented pasture by the head. $40.00 for cow-calf. Same for bulls,hiefers or steers. One landlord wanted a check every month so we paid him $7.00 a month per head.
Some pasture is free from absentee land owners, but then we have to do all the fencing. They want to keep the land in agriculture to keep the property taxes down. Good reading is

I do it by animal unit.That way if there is a drought,and i have to take my cows out of the pasture because there is no grass.I am not paying rent on land,that i can't use.
 
I do both. Both work depending on the rate's The only thing I insist is a three yr contract. A pearson will take better care of the pasture if they know it will be there the next year. The Banker like's it better too! :)
