At those rates it's no wonder people are heading north.

In the last 3 to 4 years there's been over dozen people from Texas, Arkansas, and Oklahoma moving UP here to the tundra that I know of. The ones I've talked to have said they couldn't afford to live where they were any longer.
 
I think that one factor is that margins on ag have been compressed by efficiency (which is globally a good thing....that's the progress that capitalism promises) but the cost of farm and ranch labor has gone up. Even if you and your family are your only "employees", THOSE costs still went up. If you look at a chart of inflation even before this latest craziness,the two parts that really stand out were education and healthcare. The rising cost of healthcare hurts in 3 ways: 1) all of the usual stuff costs more 2) farmers and ranchers are far more likely to require some kinds of healthcare than other folks and 3) healthcare actually works pretty well if you do your part, which means that you live longer, which means that you have more years of paying for 1&2. Kids usually require less healthcare, but the inflation on education costs is brutal.

That is to say nothing of the steady rise in the cost of regulation, which is brutal for all small business, but in particular for agribusiness where margins were never large. We are careening toward a world where nobody can afford to do anything but work for The Man because only Super Mega Corp can afford to amortize the cost of complying the the gazillion regulations.
 
I look at real estate all the time in many states. can you provide a link to some of these?
You won't get proof of any thing. I've asked for pics of these eared cattle getting beat down for years and can't get that either. At the prices he says they bring we could be shipping them down by the truck load and doubling our money.

You will notice a post full of theories and opinions will go on for pages and pages and days and days on here. One with proof or real numbers gets crickets. 😄

If you are talking about me. The problem with buying eared cattle here and shipping them south is you would only get a couple per month. Believe me I have thought that could work. But good luck find enough to fill a truck.

As for Cowman82 request of a link I don't have any links. I do know that I was probably on 30 or 40 places before buying this one. If you want one that is real cheap it is going to be real remote and on less than desirable ground. And it won't have a nice up to date house
